What does a Assistant Property Manager do?
Role description
A Junior Property Manager is a step up from property administration to providing property solutions to Clients who come to us for advice. A role requires someone with the mental bandwidth to absorb policy and apply this in his or her day-to-day decision-making across a range of practical situations. It is an extremely varied role where you will support our Relationship Managers who are ultimately responsible for budgeting, spending, compliance, risk, contractors, meetings, and the 'relationship' by delivering 1st touch resolution on a range of owner and tenant inquiries whether that be explaining demands and budgets, sharing information on our databases, explaining leases or policy, reacting to equipment failure or arranging contractors and access to resolve problems on-site.

Day-to-day responsibilities
1. Initial point of contact for leaseholders/residents regarding issues/queries on site
2. Work order instruction/contractor contact
3. Assisting Relationship Manager with day-to-day management of development
4. Action items noted on-site inspection regarding housekeeping & health & safety compliance
Assistant Property Management Duties to include but are not limited to:
· Assist and support the Director and Senior Relationship Manager with all aspects of the estates role across multiple sites.
· Prioritisation of Events, office schedules, Director meetings and supporting administration.
· Lead the Site Set up for new estates in Wales
· Preparation of Site newsletters.
· Ensuring all health & safety items/issues are dealt with efficiently and effectively.
· Respond to leaseholders and directors in a timely manner as per KPI & SLA’s set out in management agreement.
· Instructing works, raising purchase orders and invoices (full systems training at outset)
· Appointing, meeting & overseeing site contractors.
· Having a sound knowledge of site budgets, the preventative maintenance programme (arranging contractors to site) and reactive repairs.
· Provide the leaseholders and the residents with the highest quality of customer service. Monitor all relevant estate KPI’s for Wales portfolio.
· Completion of regular site inspections and timely completion of records.
· Uphold the lease and estate policy.
· Act on nuisance behaviour and other lease breaches (supported by in situ Legal Officer).
· Ensure that all relevant signage throughout the estates are in place and well maintained.
