How did we do it?
Saved from the fate of Court Appointed Manager. Ringley now sits as Chair to the Board and leads 11 owner Directors. Disputes resolved over car parking policy, sub-letting, applying the lease, noise disturbance and reserves. A new lease has also been drafted.

How did we do it?
This 1930s mansion block was in a sorry state. Years of neglect meant left essential maintenance overdue and the building was grinding to a halt. Projects underway: electrics, lift, roof and garage refurbishments, a new porters station, letting of porters flat.

How did we do it?
The previous agent had set up the electricity contract for the past 2 years to included 20% VAT. On reviewing handover information, Ringley contacted the previous & current energy suppliers to seek the refund. £850 was returned to the site funds.

How did we do it?
As part of a re-tendering exercise we sought to find a 'local cleaner' to achieve best price. Re-tendering achieved an £850 annual saving.

We negotiated away a late filling penalty we inherited on handover from HMRC. The penalty was £1200. After number of letters & phone calls we managed to get the fine removed.

How did we do it?
The previous Agent fun up a £1,300 HM Revenue & Customs fine, failed to apply for an exemption from filing tax returns and failed to submit returns and failed disclose or transfer tax office records on handover. Ringley lodged an appeal and got the fine reduced to £1.20.

How did we do it?
We saved Southern Place £1,400 on knotweed treatment.

Haverstock Hill
How did we do it?
Water ingress led the Basement Flat's floor to collapse. As the cause of the collapse could not be easily identifiable our client, agreed to investigate. An independent survey confirmed the Ringley surveyor's opinion that a drainage channel under the conservatory had caused water to enter the space under the floor. As the conservatory is not the responsibility of Management Company we saved our client and other Leaseholders £1,614 in professional fees.

How did we do it?
It took us 4 years to get 75% of owners signed up to a S37 application to vary the lease to get rid of a defective insurance clause. Now the block can buy 1 insurance policy, saving £1,654pa for ever. Previously there were 11 policies and lots of arguments.
