Asset Valuations
A valuation of your property asset can often be needed for a variety of reasons. For example, determining the insurance and balance sheet values of a business's tangible assets is a vital requirement for most commercial businesses and public sector bodies.
We are able to offer the flexibility of providing a brief opinion of value, or alternatively, a formal report which would be produced in accordance with RICS guidelines.
What is a ‘Red Book’ valuation?
The Royal Institution of Chartered Surveyors (RICS) represents the property profession in 146 countries, and regulates its ‘Chartered’ members. All ‘Red Book’ valuations are to an RICS standard which is often required by companies, institutions and public bodies for use either in company accounts, matrimonial/partnership disputes or by pension funds.
When will I need one?
To meet their legal obligations most companies and local authorities are obliged to re-value property assets on either a 3 or 5 yearly rolling programme. Under CIPFA rules, public sector organisations are also required to maintain a register of property assets and to represent these within their accounts. These types of valuations often include the need for depreciated replacement cost assessments of properties for which there is no obvious market i.e. fire stations.
Portfolio valuations
Asset valuations frequently include inspecting large numbers of widely spread geographically properties whether in London, the South East or the Midlands. We are highly experienced in dealing with large portfolios owned either publicly and privately, and have developed systems and refined ISO quality controls which are in place to handle portfolio valuations. Our Chartered Surveyors use tailor made pro-formas to help deal efficiently with your requirements however big…. or small.
