Schedules - Wants of Repair

Most leases state that a landlord can serve a notice requiring repair during the lease, at the tenant's cost.

Fact: a well-maintained property is a better investment than a poorly maintained one.

Fact: not ensuring that a property is well-maintained during its lease may lead to voids while dilapidation issues are being negotiated at the end of the lease.

Fact: reminding a tenant of their responsibilities during the lease will encourage them to hand back a well-maintained property at the end of the lease.

The Schedule of Wants of Repair details the problem and calls for specific action to be carried out. Our Landlord & Tenant department makes no charge reading your lease and advising on whether your costs are recoverable.

Schedules - Dilapidations
A schedule of dilapidations should be served at the end of the lease. We can help you decide whether you are calling for the repairs to be done or whether you are seeking a money settlement. The schedule, often call a "Scott Schedule" interprets the repairing covenant, states the repair required, quotes the specific lease clause that is in breach and prices the work required.

Schedules - Specification of Works
Whether you are relaying a collapsed drain, carrying out a damp proofing, refurbishing or converting a property you will require a specification of works. A properly drafted Specification of Works ensures that building regulations are being complied with and that the cause of the defect is being properly addressed.

By qualifying repairs we ensure all tenders and quotes received are on a like for like basis. It is our surveyor/engineer's job to specify all associated works and consider hidden defects as well. Our job is to bring the contract in under budget. Where funds are limited we can advise on alternative materials and the risks of leaving certain items out. Possibly, some ground works can be effected as a seperate contract at a later date. Our aim is to manage risk, avoiding a situation where additional costs are incurred.
