Moving or Buying?

Ringley Pre-Sale Pack

If you're buying or selling a property you'll need to get to know the property in more detail.

A Ringley pre-sale pack usually contains the following (where available) :
  • 3 years' accounts
  • A statement of the service charge account for the property
  • Details on current reserves held & any current major works projects
  • The provisions for subletting
  • The provisions for service of Notice of Transfer & transfer of share membership certificates
  • The current insurance schedule (a full policy wording is available by reference to the insurers direct)
  • Where appropriate, a draft Compliance Certificate & Deed of Covenant
Whilst we are happy to provide details of the current year's service charge we cannot provide any guarantee in respect of future expenditure as this is dependant on the Directors future management decisions or emergencies which may arise.

SAVA was set up primarily in response to benchmark and recognise surveyors who specialise in defect diagnosis & reporting. Accreditation is not easy to achieve as there are onerous training requirements and annually surveyors have to be reassessed. SAVA accredited surveyors offer additional comfort to buyers such as: 'hidden defects insurance' to all their clients.

My role is to understand Clients property assets in use and their future potential to ensure our teams give the best advice and advice upon which meaningful decisions can be made. My mixed qualifications mean that not only values but assets in use and their repair is what I understand best.

At Ringley I am responsible also for cross discipline technical issues where coming from the background of being both an Engineer and Chartered Surveyor and having once been a Property Manager certainly help me. My team comprises qualified Valuers, Engineers, Legal Executives, Planners and a Solicitor so we have a whole range of expertise to assist.
