Eco Homes Assessments

Introduction

Why do I need a survey? On the 27 February 2008 the Government confirmed that from 1 May 2008 it would be mandatory for all new homes to have a rating against the Code for Sustainable Homes. Do not be surprised if your planning application is INVALID unless you provide an assessment. This legislation replaced the EcoHomes 2006 assessment method for new build housing but continues to be used for refurbished housing.

BREEAM is the British Research Establishment’s Environmental Assessment Method. It is against this that buildings are assessed. There are different assessment methods for new buildings and for existing buildings however many of the principles are the same.

Legal Requirements

The assessment is based on a credit scoring system (6 levels) and from 2008 new mandatory minimum levels of performance were introduced across the 7 key areas:

  1. Energy efficiency /CO2
  2. Water efficiency
  3. Surface water management
  4. Site Waste Management
  5. Household Waste Management
  6. Use of Materials
  7. Lifetime homes (applies to Code Level 6 only)
