Developer Services: Overview

Fact: Ringley Chartered Surveyors is an independent medium sized professional practice. We very successfully manage many new developments both large and small, throughout the South-East. We offer a personal, tailored service and a range of in-house support services that most other managing agents have not even thought of !!

Conglomerates currently dominate the “New-Build” management sector but do they really offer what you and your customers really need?

Our market research suggests not!!

When you appoint Ringley Chartered Surveyors as your development consultants, or to manage your completed schemes, not only will you get

  • a first class pre-build consultancy service, and
  • a quality assured management service whilst you are selling,
  • during handover, no void management fee,
  • a web area for each developement,

Our Terms

We realise that for Developers, property management is viewed as a service that is put in place for the benefit of the eventual leaseholders and occupiers of the units created.   With this in mind we provide our extensive services to developers, free of charge. In return, we ask for nothing more than a Management Contract for a term that allows us to recoup our costs. We look for a minimum initial contract of 3 years at a competitive fee level: This is, in any event the minimum period that we believe is necessary to not only cover the costs of establishing the management structure, but also to demonstrate to the residents that we can deal with all aspects of the management and repair/redecorations cycle.

Alternatively we are happy to provide developers with a fee-based consultancy service at a competitive rate. A third option is a combination of a fee based consultancy service with a Management Contract with a shorter minimum term

My role is to understand Clients property assets in use and their future potential to ensure our teams give the best advice and advice upon which meaningful decisions can be made. My mixed qualifications mean that not only values but assets in use and their repair is what I understand best.

At Ringley I am responsible also for cross discipline technical issues where coming from the background of being both an Engineer and Chartered Surveyor and having once been a Property Manager certainly help me. My team comprises qualified Valuers, Engineers, Legal Executives, Planners and a Solicitor so we have a whole range of expertise to assist.
