Planning & Development: Overview

Have you ever thought about creating new space for your home or business?

Perhaps you are moving your business to new premises, the building may not have previously been used for the purpose you intend. Your home may be in a conservation area and you want to extend it. The law requires planning permission for all works no matter how small, even to demolish a building!

Our planning specialists have experience of working both for local authorities and for developers and can help you with the following:

Our Planning Services
  • Initial Site Assessment
A brief assessment of the planning aspects of a particular site. Our survey department can also provide detailed financial assessments. A quick and cost effective way to get the facts you need to make a decision.

  • Pre-application negotiations
We talk to the planners at the local authority before we submit the application so that you can avoid expensive mistakes.

  • Preparation of Applications
Because we do our homework first we ensure that your application gets dealt with swiftly to achieve the best possible result.

  • Negotiations During the Application Process
It can be difficult to get detailed guidance as to what the planners are looking for prior to lodging an application. On large sites the first scheme may need significant revision to get a planning officer's recommendation. The Highways Agency, Transport for London, English Heritage, Environmental Health, Fire Brigade, Parish Council, neighbours and local interest groups will all be entitled to make representations.

  • Appeals
Planning is not an exact science and sometime the planners get it wrong. We at Ringley can advise you on the appeal process and help prepare a case that will best present you at appeal.

  • Implementation Advice
Incorrectly implemented planning permission can land you in as much trouble as building without any formal consent. We can advise you what you must do to comply with the decision notice and ensure that you don't end up in court.
In addition to helping you with applications we can:

  • Advise you as to what you can and can't build without planning permission.

  • Help frame objections to other people's planning applications so they make the maximum impact. We can attend and make representations at planning committee meetings so you can be sure of getting your views across.

  • Put forward your views at Examinations of public of development plans.

  • Provide ad-hoc advice on aspects of town planning and policy changes.
We Can Guide You

Our role really falls into statistical analysis and preparation of justifications for why a planning permission should succeed. This goes far beyond development by design.

Our development team can guide you through the process. Our Valuers can assess the enhancement in value the development will create, our Building Engineers can discuss feasibility, building costs, materials and methods. Our architects can produce a scheme that is attractive to you, your neighbours and the local planning authority. A well-designed scheme does add value to your property and make it more saleable.

If you are buying a converted property and are unsure if it should be in the current use, it may be worth applying for a certificate to confirm that the use is lawful, as an enforcement notice may well adversely affect the value of what you are left with.

Ringley will be pleased to guide you though the planning system and help you achieve the best result.
