It is often easy to forget how many specialists are required to manage all the issues you may encounter in the landlord & tenant relationship.
Our clients include both landlords and tenants, among them high street multiples, portfolio holders and individual tenants.
We act as expert witness; prepare submissions for arbitration & can advise on statutory and tactical procedures.
Recent Successes
- On behalf of a well established office provider, we agreed a rent increase on an office unit in North Road N7 at £81,000 per annum. The previous rent (set in 1997) was £41,500. This showed an increase of nearly 100%.
- A tenant in a shop in Haringey N4 was served with a notice of rent increase from £8,000 to £17,000 per annum. Acting on his behalf we collated and analysed the evidence and agreed the rent at £12,000 per annum.
- A firm of solicitors vacating office premises in Picadilly W1 were served with a terminal dilapidations schedule at £16,350. We settled the claim at £5,800, saving the client £10,450 (64%).
- On behalf of one of our clients we were instructed to review the rent of a lock up shop from £7,000 to £10,000 per annum. The tenant (a firm of solicitors) would not agree to any increase so we made an application for the appointment of an Independent Expert. We prepared expert submissions to support £10,000. The rent was determined at £9,800.
