Selecting your managing agent
As the Freeholder or Directors of a Freehold Management you have a duty to the leaseholders or owners of units in your block/estate to make a safe and reasonable choice and show that you carried out reasonable due diligence in making your selection.
We recommend that you look for an Agent who is a corporate member of the following organisations:

The Association of Residential Managing Agents (ARMA) represents companies engaged in the management of residential leasehold blocks of flats in England and Wales. ARMA's principal aim is to work towards improving standards and service for lessees and freeholders. |

The Royal Institution of Chartered Surveyors (RICS) represents an international community of property professionals working in professionals involved in land, valuation, real estate, construction and environmental issues. It's main roles include education and training, advisory services to government and other organisations, regulation of ethics and standards, and the publication of information and research. |
The RICS not only requires an external accountant to inspect the Agents books but will investigate the Agent should a clean report not be provided, and both the RICS and ARMA require their corporate members to hold professional indemnity insurance.

My 30+ years of practical property and senior managerial experience has involved me in all types of properties from major historical London Estates to complex modern mixed use schemes both within prime central London and beyond. Over the years I have probably encountered most block management issues and both personally and through my teams have strategically managed solutions.
