Background

Ringley Chartered Surveyors (company number : 3302438) was incorporated in January 1997 and is registered under the Data Protection Act, registration number: Z6912201. All of Ringley’s Board of Directors are professionally qualified. The Board comprises

Ringley is a corporate member of the Royal Institution of Chartered Surveyors (RICS) and Association of Residential Managing Agents (ARMA).

Ringley is also a recognised Investor in People and has held ISO9000 registration since 21st November 2000, registration number 2499/00.

The company fully supports the Code of Practice for Residential Property Managers and uses this and each Client’s lease as the benchmark for (a) service and (b) the rules governing the management of the block/estate that should be upheld.

Client funds are protected

Ringley has clean Client Money audit certificates for every year of trade since incorporation and passed a routine RICS Client Money Audit in 2006.

Ringley operates unique client bank accounts for each and every service charge client with money held in trust with interest accruing to the lessee’s.

Strategic advice

With nearly 5,000 properties under full management and over 94% of these being 'Resident Management Companies' - where the Client is in fact a Board of Directors elected from the flat-owners - Ringley understands the need for a strategy that gives due regard to the lease but also delivers service charges that are "reasonable" and represent value for money.

Ringley’s competence can deliver leaseholders a strategic solution through various routes including the Right to Manage, Freehold Purchase and acting as a Court-Appointed Manager.

Legal services

Ringley has a Legal Services Team that delivers affordable solutions on typical lease breaches such as service charge arrears, breach of covenant and title defects.

In 2006 to uphold the service charge provisions of Clients’ leases Ringley took 811 arrears litigation cases of which just 35 were defended and all received successful outcomes for the Freeholder or Management Clients at either the Leasehold Valuation Tribunal where issues of reasonableness or recovery were at point or the County Court in more straightforward cases.

Conclusion
