What we do

Property Management at Ringley is about us delivery of a personal, customer focused service.

We will deliver you a dedicated team - an Estate Manager sometimes referred to as a Property Manager and their Assistant.

We are on call - 24 hours a day 365 days a year.

We offer 100% transparency - in fact Directors can view todays transactions, (bills paid, leaseholders receipts) and arrears lists updated online daily.

We have a dedicated Property Services Team - ensuring that urgent repairs are dealt with the same day and targeting themselves to achieve closure on other repairs within 5 days.

The Block Care Guarantee - our 3 promises:
  1. Your own dedicated team - the same staff will deal with your queries 24/7, 365 days a year.
  2. Free banking - as long as your account is in credit there will be absolutely no charges ever!
  3. 100% of service charge debts collected or pursued in court within 3 months.


Key Services:

Collect service charges and recover debt

According to the lease, we will demand service charges against the agreed estimate.

If instructed we will collect ground rent.

Interest on reserves collected is held to the benefit of the fund not the lessee.

To combat service charge charge arrears we operate a computerised accounting system.

In the event of non-payment, we will contact mortgagees, appoint a solicitor or attend a Leasehold Valuation Tribunal (LVT).



Keep statutory & service charge accounts

Residents' accounts are kept in accordance with the Royal Institution of Chartered Surveyors (RICS) bye-laws and regulations.

An independent auditor will prepare the statutory accounts and service charge statements annually.

Companies House fines are caused by mis-management: if we act as Company Secretary - provided all the relevant information is made available to us - we will settle any fines incurred.



Guarantee the security of residents' funds

We collect service charges and use them to off-set estate running costs and uphold lessors' covenants. All our residents' funds are backed by the Royal Institution of Chartered Surveyors (RICS) Client's Money Protection Scheme

Each estate has a management company whose funds are kept in an individual, interest-earning client account.



Help residents budget

Each year, we account expenditure against budget and propose a service charge estimate in agreement with residents.

A dilapidations survey, full review of accounts and consultation with residents helps us to assess the reserve levels for a property.



Building Reserve Funds

Building effective reserves means demonstrating why you should trust us. Therefore we have put in place the following specific strategies
  1. we operate a separate reserves ledger so that our Estates Operations Team who deal with day to day repair issues do not spend this fund
  2. interest accrues to the fund
  3. new purchasers buy into a healthy site with accruing reserves
  4. money backed by the RICS Clients money protection scheme
  5. separate bank accounts as an optional extra

Arrange Insurance

Insurance is placed on the basis of the re-instatement valuation carried out by one of our chartered surveyors in accordance with the Royal Institution of Chartered Surveyors (RICS) guidlines (this is free where the management fee exceeds £1,000).

We have access to competitive rates for building, public liability and engineering insurance.



Plan maintenance to address specific needs of each estate

Periodically a chartered surveyor will carry out a dilapidations survey (for sites where the annual fee exceeds £2,500 this is included within the management)

From the survey, in consultation with residents, the coming year's maintenance requirements will be planned.



React to regular maintenance requirements

We will instruct and supervise ordinary repairs to the structure, plant, fixtures, fitting and equipment on a day-to-day basis.

We will competitively tender for cleaners, gardeners, window cleaners and other service contractors (including preparation of specifications).

Through regular site visits we will work with residents to achieve the required standard.



Manage residents' affairs efficiently

Many diverse records relating to residents' property are kept and are always available for inspection.



Strive to enhance residents' environment

We can work with residents and the local crime prevention officer to enhance security, i.e. door alarms, security locks, CCTV etc...


My 30+ years of practical property and senior managerial experience has involved me in all types of properties from major historical London Estates to complex modern mixed use schemes both within prime central London and beyond. Over the years I have probably encountered most block management issues and both personally and through my teams have strategically managed solutions. The momentum of continuous improvement both here at Ringley and that is building within our sector makes it an exciting time to be in Property Management.
