Property Finance

At Ringley a career in our Property Finance Team requires you to see the world in more than numbers. We do not develop accountants and finance people we develop Property Finance people. The difference is that we are custodians of circa £15M of Client money which has to be accounted for accurately, according to the lease. A successful career in Property Finance means not compiling a set accounts but a set of service charge accounts.

We are therefore look for people who can grasp the legal concepts that under-pin the property industry: the lease, service charge schedules, Landlord & Tenant legislation, Commonhold & Leasehold Reform Act and Company Law. After all the Property Finance Team supports Ringley’s Estates Operations Team in managing the most valuable asset most people have ‘their home’.

We have invested massively in technology and are gradually eradicating mass transactions so that we can concentrate on teaching the skills of risk management, reconciliation, validation and budget reporting. Property Finance at Ringley underpins all aspects of the business.

Customers to the Property Finance Team are both internal and external and won’t just want to know the balance on their account. They will also want to know how it is made up, what is service charge, what happens to their reserve fund payments, etc.

We work to a quarterly cycle and look for customer oriented people who understand numbers.

Entry at GCSE is dependent on good grades in maths, otherwise we look for A Level entrants or those with previous purchase ledger, sales ledger or cashier experience. Excellent spoken English is essential as is the ability to draft responses to emails/letters and have the confidence to say “No” if other internal departments try to cut corners rather than do things right.

We sponsor suitable candidates in our Property Finance Team to achieve accountancy qualifications and as well as weekly internal training sessions external training courses will cover service charge accounting. It takes about 6-9 months to study for the Institute of Residential Property Management’s exams and on passing you get letters after your name and a £1,000 pay rise guaranteed.
