Legal Services
Unlike many Property Companies we boast
an in-house Legal Services Team who deal
with our Estate Managers as internal
customers as well as private Clients. We
are niche specialists our brief being
Property and Company Law. We deliver
conveyancing support to Clients when
buying or selling their homes. We act as
Company Secretary where property is
owned or managed by a Residents
Management (RTE) Company or a Right to
Enfranchise (RTE) Company. We deal with
Company formations and structural
changes to enable lease extensions or
Right to Manage (RTM) applications.
Because the property industry is all
about asset value and cash flow we
support both private Clients and our
Ringley’s Estates Division in litigation
on service charge & ground rent arrears
and advise on breaches of lease other
than rent. We also work closely
alongside Ringley’s Survey & Valuation
Team and believe we are the only company
in the market that provides a “complete
Enfranchisement service” to deliver
extended leases or help leaseholders buy
their freehold.
To be right for a role in our Legal
Services Team you will need to be
legally trained. Entry at Legal
Administrator requires either A’ level
or a relevant Degree. Where possible we
promote from within so promotion to
Legal Officer or Legal Caseworker is a
possibility although we do take direct
entry at this level from individuals
with a law degree, who have completed
the LPC or have relevant sector
experience.
Candidates need to be intellectually
rigorous and have good interpersonal
skills to deal with customer enquiries
and articulate the right response within
the context of the relevant lease/law
and strong enough in character when
imparting information that the customer
may not want to hear. As with any legal
role much of the role is administrative
and we look for candidates that
demonstrate good personal organizational
skills so that we can feel confident
that you are managing not adding to the
risk the work involves.
We sponsor suitable candidates in our
Legal Services Team to achieve CLC, ILEX
or the Law Society qualifications as we
need to build our advocate base. As well
as weekly internal training sessions it
takes about 6-9 months to study for the
Institute of Residential Property
Management’s exams which provides an
excellent insight into the complexities
of implementing the law and on passing
you get letters after your name and a
£1,000 pay rise guaranteed. So if you
