"Ringley have been supporting a number of leaseholders as managing agent - including myself - through a large insurance claim. It’s not an easy job managing 40+ different competing interests and I commend them for handling such a tricky situation. Dominic and Kate have been been responsive, informative and have advocated my needs and interests to all third party stakeholders. The claim will take a significant amount of time to resolve but had it not of been for Ringley I do not think we would have made any progress at all. I strongly recommend them."

Balham is situated in south London, in the borough of Wandsworth. It is 6.6 miles from central London. The area has been a settlement since Saxon times. During the reign of King William I, "The Conqueror", (r. 1066-1087), it was first mentioned in the Domesday Book of 1086, as Belgeham. Bal means "rounded enclosure" and ham refers to a homestead, village or river enclosure.
In the 1600s, several maps refer to the area as Ballam or Balham Hill or Balham Manor. The village was then within the parish of Streatham.
In the 18th century, large country retreats were built for the affluent classes.
In 1856, Balham Hill railway station was opened on the line to Crystal Palace. This led way to much building development in the area. In 1863, the station was relocated to another site.
In 1926, Balham station was opened, as part of the Morden extension of the City and South London Railway, south from Clapham Common. In 1940, during World War II (1939-1945), Balham Underground station was badly damaged by air raids on London. People took shelter in the station, during the raids. A bomb fell in the High Road and through the roof of the Underground station below. This burst water and gas mains, and killed approximately 64 people. To add to the catastrophe, during black-out conditions, a number 88 bus fell into the bomb crater. Thankfully, all passengers, along with the driver, escaped from the bus before it fell. Two weeks later, the bus was pulled out of the crater. In early 1941, Balham station was re-opened, and services resumed.
The Balham Underground station we know today, is on the Northern Line.
Frank Muir and Denis Norden wrote a comedy sketch, "Balham, Gateway to the South". In 1949, this was broadcast on the BBC Third Programme. Peter Sellers was the narrator, and the sketch satirised the travelogues of the day, with their faraway exotic locations. They highlighted the supposed tourist attractions of Balham in postwar austerity Britain.

The development has been designed to meet a 34% reduction in CO2 emissions, in compliance with building regulations. This provides a far more energy efficient building. The solar panels are calculated to deliver 984 kWhrs of electricity: this goes directly into each apartment every year. This will provide savings of approx. £300 each year.
The area has plenty of restaurants, cafes, bars and shops to choose from.

I went with my friend to Wandsworth Common (Balham side), in the summer. It was a stunning day, so we had a pleasant walk and enjoyed our picnic !
Wandsworth Common, Trinity Road, Balham SW18, is a 69.4 hectares green open space. There are woods, lakes, a heath, playgrounds, café, bowls, tennis and a fitness trail.
Ciullosteria, 31 Balham High Road, Balham, London, SW12, is a popular Italian restaurant. It offers both dine-in and take-away. Antipasti, starters, include mixed olives, Italian meats, salads, mozzarella and sea food, for example calamari, tiger prawns and mussels. Main dishes include Ciullosteria specials; there are plenty of pasta dishes, and pizza dishes with extra toppings on request. Gluten free bases are available. There are a good choice of fish and meat dishes, salads and side orders. The home made dessert menu includes tiramisu, New York berry cheesecake, lemon tart with fresh strawberries, Milanese butter pudding with vanilla ice cream and cranberry fruit sauce, mango and passion fruit panna cotta. There is a selection of cheeses with biscuits and Italian honey. Gelati, Italian ice creams, have plenty of flavours. The drinks menu includes coffee and liquer, red wine, white wine, rose wine and cocktails.
